Everyone here that is potentially a first time home buyer is incredibly frustrated, and I am too. In this post I try to reason what is currently happening, and what could happen in the future. Property values have increased massively across Canada in the past year, although I will mostly be focusing on Ontario in this post because that’s the only province available on HouseSigma.Here is some sample data for all property types (obtained from HouseSigma):AreaSept 2016 Median Price ($)Sept 2020 Median Price ($)Sept 2021 Median Price ($)London305,000485,403603,000Kitchener349,900565,000728,000Guelph520,000617,500750,400Hamilton463,250625,500770,000Mississauga588,000830,000896,250Barrie422,000565,000740,000GTA630,000839,000980,000Toronto608,150891,354910,000Peterborough350,000476,500617,500Belleville390,000*399,750510,000Ottawa320,500541,000622,000\not many data points, may be inaccurate*And just to make sure everything is relative, here is the most recent data I can compare on Consumer Price Index (CPI), vs median wage for 25-34 year olds in Ontario.Fig 1: Comparing inflation with median salary for 25-34 year olds in Ontario. [1][2]I chose to compare this age group because historically, they are the age group of first time home buyers. When taking into account the above, there are a few issues:median income is not outpacing inflation, meaning everyone has less buying power over time even if housing prices were to plateau and keep pace with inflation (this was inflation before COVID too, it is worse now)housing has increased by at least 10% in the past year alone, with many towns in the GTA seeing increases of 35% or morefor first time home buyers, the price-to-income ratio is rising fast. Assuming a couple buys a home together, the price-to-income ratio has gone from about 8:1 in 2016, to 12:1 now in the GTA. A healthy price-to-income ratio is below 3! \one caveat to this is the median income is for all of Ontario, and the local income in the GTA could make this different, however the general trend is likely the same**These factors already put first time home buyers at a huge disadvantage and make it incredibly difficult for the younger generation to buy a house, leaving only wealthy families or investors to enter the market. What about current owners?Lets take a look at the historical household mortgage debt as a proportion of household disposable income.Fig 2: Household debt as a proportion of disposable income from 2000-2020 [3]With people allocating more of their income towards their mortgages, they are taking on much more risk if rates increase before their renewal date. Rates are also at an all time low (shown in Fig 3 below), and cannot get much lower without the government paying you to borrow money. They can only go up from here.Fig 3: Mortgage rates from 2016 to the end of 2020 [3]In the StatCan report released earlier this year, they said:”Disposable incomes rose 12.7% on a seasonally adjusted basis in the second quarter of 2020 from the fourth quarter of 2019, with government transfers up 103.4% over the same period; mortgage credit rose a more modest 3.3%. If mortgage borrowing remains robust and income decreases back to pre-pandemic levels, then households may find themselves with record levels of mortgage debt relative to their current disposable income in subsequent quarters.” [3]In the past year, a lot of people were calling for a crash due to the pandemic and with how many people lost their income. This didn’t happen since the BoC lowered rates further, the government printed billions of dollars to give out wage subsidies, mortgages payments were allowed to be deferred at no penalty, and people were able to just barely scrape by.Consider the situation we are currently in. Inflation is rising rapidly, wages are stagnant, people are taking on more debt, government wage subsidy programs will be tapered off, and most importantly the Bank of Canada will likely be forced to raise rates in 2022. [4]If wages do not keep up with inflation, people will need to allocate more of their disposable income towards food, reducing the amount they can pay towards their mortgage. Coupling this with interest rates increasing and therefore debt servicing cost, this will put an insane amount of pressure on home owners.Many investors also bought a home this year and did renos when materials and construction services were in high demand. These reno costs aren’t even factored in, and they could add hundreds of thousands of dollars to homeowner debt.Not only home owners will have difficulty paying for shelter too. With increased inflation tenants will need to allocate more of their income towards food, meaning less is available for rent. Feeding yourself takes priority over shelter. I don’t have much hard data on the increase in rent, but anecdotally in my area it has gone up about 50% in the past 3 years. People will not be able to pay for these increases indefinitely, especially after moving or being evicted incurs the current raised rental rates on people with previously lower cost leases. Investors who rent out their houses and rely on that income to pay off their mortgage, will start to default on their loans when tenants can’t pay.Fuel will only be added to the fire when the Liberals implement their First Home Savings Account, giving buyers more purchasing power without solving supply. I also doubt any meaningful policies will be enacted from the Liberals to calm the market from investors either, as members of their own party profit off it [5].Unfortunately in the short term, prices are likely to increase more. However, I strongly believe that there are many indicators for a crash coming as soon as rates increase and sentiment worsens. In the 2017 bubble, it only took 4 months for prices to correct 18% due to change in sentiment alone. This bubble was fueled almost entirely by speculation [6]:buyers were much more willing to take on cash flow negative homes due to potential future property value gainsinvestors believed they could make huge gains on riding the increase. For example, if an investor bought a $1M house, put down $200,000, and it appreciated in a year to $1.2M, the initial investment of $200,000 has doubled in value ($200,000 gain before taxes and other costs).fear of being priced out, people would buy homes for their family in anticipation of values rising outside their means, increasing demandpopulation growth rates remained relatively stable around 1%, and were not abnormal (immigrants were not a main driving force)new construction rates was increasing in the years leading up to 2017 (supply was not an issue)people tuned out the talk of bubbles, for nearly 10 years a bubble had been predictedthe rate of homeowners selling increased 29% from the 10 year average, meaning people were capitalizing on the premiuminventory then started to increase through Spring of 2017when offers started to slow (going from 20 offers on first day, to none) people started to panic. They would be carrying the house they just bought, in addition to the old house they can’t sell. This drove them to sell their old house below market value to have the capital to pay for the new one on closing day.when banks appraised the value of a home near closing day, the price had dropped drastically. The mortgages were approved for values less than what people committed to buying the house for, meaning the buyer had to come up with the difference. This caused some buyers to walk away from their deposits, and the owner had to relist the home. The owner also had to drop the price because they had already committed to a new place and needed the cash, putting more downward pressure on the market.All of these characteristics leading up to the 2017 bubble are here again, but unlike 2017 where mortgage rates remained relatively stable, they are likely to go up. When the housing market corrects this time, I would not be surprised if values drop further than 18%, as people are more leveraged, price-to-income ratios are higher, mortgages payments take up more disposable income, and FUD will cause massive sell offs from investors cashing out. In the 2008 housing bubble in the states, some of the hardest hit cities saw drops of 50% from the peak value [6]. In Canada, we are also more sensitive to rate hikes as fixed rate mortgages are renegotiated at least every 5 years. US fixed rate mortgages span the lifetime of the loan and don’t change.One argument against a crash is that the market will be propped up by people waiting on the sidelines, and any drop in price will be filled by them. I don’t believe this will happen when large quantities of houses come on the market, as this group is a minority compared to people who already own homes. In the 2016 census (2021 isn’t available yet), 1,411,900 households in Ontario were paying over 30% of their income towards their shelter [7]. This is a HUGE amount of homes (that is likely larger now in 2021) that would eclipse demand waiting on the sidelines, flooding the market. Normally, only about 225,000 households are sold every year in Ontario [8]. Even if a fraction of the 1.4M households mentioned previously get put on the market, it would increase supply substantially.I strongly advocate everyone who is trying to save up for a home to know their rights as a tenant, as investors will likely try to force their increase in debt payments on their tenants. If you are paying your rent and do not damage the property, you cannot be evicted without compensation. Keep waiting and save as much as you can. Home owners who have been in the market for a long time have nothing to worry about, as they already have a huge unrealized gain in their house. This book created such situations when I didn’t know what I should feel for someone, one page I was enraged with them, the next one I was crying for them and the other one I was laughing at their decisions.Without trying to give spoilers, the scene when the burglar takes hostages is a clown fest and a drama all in one, and I felt bad for laughing at some if the lines.As a side note, I really like books which make me interested in little things, things I wouldn’t care about in real life, such as ordering a pizza.It’s a pretty easy read which manages perfectly in my opinion to balance the tears, the laughs and the introspection. 8/10Now I’ll go back to softly sob in a corner! via /r/books https://ift.tt/3lJHzRk

Hi, my mom just asked me if she could borrow $5000 from me, which is like all my current savings. She talked about how she’s in a lot of dept. She also currently owes her brother / my uncle money as well that she borrowed this year.I just started college and started to learn how to save money…so doing this would feel like a setback tbh. I feel bad but at the same time…I worked hard to save all this money up. I also was just thinking a few days ago to finally buy my own PC so I could play online with my friends which I really want to do…She said she will be getting back money from her tax return next year and will be able to give it back then…but here’s the thing…she already owes me $3000 from a couple years ago and I’ve changed the date for when she has to pay it back 3 times now. She currently owes it during the same time her tax return happens…but that would mean she would then owe me $8000. When I mentioned this she joked like “well let’s see I can’t guarantee” and when I said well then how can I trust you she changed her answer and started to be sure that she will have the money.Also just some backstory…she was renting out the basement but it wasn’t like registered and my dad (they are divorced) actually snitched on her to the government this year so lost that income coming in. So she had to spend some money on the required renovations but still can’t rent it out anymore.She actually asked me a few weeks ago if I would be willing to live in the basement and she can rent out the rooms in the top floor…which she is allowed to do. And I am actually really ok with that and want to do that, but when I mentioned it this time if she’s finally gonna do it…she said she doesn’t know about wanting other people living here. But isn’t that better than asking your 18 year old for money?? Like if you need the money, then you have to do it at least for a while right? Especially since I’m actually ok with it.Also forgot to mention…she gets child support from my dad but he wasn’t paying it for a while until just a couple months ago when a judge ruled he has to. How did he become one you ask?All the dude had was one book and a crap computer without internet.He told me that he read the book like 20 times before it clicked, took him like 3-4 months.There was no internet back then, nobody to ask.He said, once it clicked, everything fell into place and he started building games, later on, he joined a software company, and afterward he made his own company which he ran for like 30 years, and sold it.You may ask why did he want to continue development and I asked him that as well.The guy was loaded with money, I could tell so it wasn’t for the money.He said solving problems is what he wants to do and for him, it’s a quest for knowledge.What is the moral of the story?The moral of the story is that the initiative starts with you and you shouldn’t rely on anything else.If you do not commit to understanding what you are trying to do, you will be forever stuck in watching videos and asking for help and what tech stack is best.This is it, the is the only thing you need.You need to trust yourself and give yourself the time to understand a given technology.You need to work hard until it clicks, once this happens, everything afterward is like a waterfall.Rinse and repeat.Every time we build software at work (and we build software for a lot of money), we fail our way to production. We break pipelines, introduce bugs all the time. It happens and no process in this world will prevent that. Nothing is perfect and it will never be. But we iterate and we make it better. And after each iteration, broken pipelines and bugs diminish.The same stupid principle applies here.You know you want to learn something. Take small steps and iterate. Upfront- I’m sorry this is long. My friends in Germany (originally from Canada) forwarded me the billboard pictures and told me about this subreddit. So I’ve been reading now and then. They encouraged me to join and share my personal story and views on why and how housing impacts more than just numbers and graphs and economics. I also apologise for any typing mistakes because I’m typing on a phone. I started writing this back in June and it took some time for me to sit with it.I’m from and now live in rural BC. I grew up in foster care. I was placed in foster care because my single mother struggled finding adequate housing and stayed in an abusive relationship to keep a roof over our heads. The situation was eventually deemed unsafe and I was removed when I was around 3/4 years old. She tried hard to get me back, but ended up taking her own life before I entered Grade 3. I was bounced around to new homes all the time, multiple times in a year. I think my count was 11 schools in total I attended. When I was 14, the family I was placed with showed interest in keeping me. Then I faced mental, physical, and sexual abuse at their hands. I ended up running away several times because I couldn’t last. I only finished high school by the grace of a couple teachers and I got into university. Then I went to Vancouver to attempt university but ultimately I failed because of how little support I had and lots of unresolved trauma.There’s a strong link between foster care and homelessness.There’s also a strong link between foster care and experiencing violent and damaging relationships.These are all impacted by housing and infect our society.There are so many logistical issues that people don’t consider when you’re transitioning from being a ward to being an independent adult. It’s not just getting a mortgage down payment. There’s no Bank of Mom and Dad for me obviously. I will never inherit or have the chance to inherit anything. Nothing. Absolutely not a damn thing.But there’s also no one to co-sign for apartments. If you can’t even get an apartment on your own, you can’t build up a good rental history. I always had to offer up extra on the side because I didn’t have a cosigner to even get a bunk bed to sleep in. I had to take shady sublets and basically illegitimate rental situations to get by. I’ve had the bottom dregs of roommates. I would take ANYTHING over being one of the folks on DTES and sleeping on the ground with rats covering me. I was trying to do everything right and take it on the chin.Not only that, my social network is extremely limited due to constant instability of moving and not having a family to lean on for a social network. I moved around so much, I never got to develop deep friendships. My life has always felt tenuous so even building friendships has been difficult for me. Without a deep social network, without family, it becomes harder to find places to rent and harder to find jobs that pay enough to afford rent. It feels like you are constantly being pulled down into quicksand. There’s no one to call for support and the few friends who I managed to keep were already tired of dealing with someone like me who has you know, problems.In my middish 20s, I started dating this guy and we moved in together pretty quickly so we could save on rent. We rented a studio because that’s all we could afford. At first, it was a relief to not be so temporary and not have to share spaces with so many people and argue over food/dishes/who’s going to clean.The relationship wasn’t great tbh before we moved together, then it soured. We were on top of each other in that small studio space. He became physically violent and where could I run? We didn’t even have a door on the bathroom for me to hide. Just a curtain. It wasn’t a funny joke.Again, I didn’t have a family to call or go run to when I had this situation. I don’t have a mom to call to go crash with or an uncle or can let me stay at their cabin. I don’t have sisters or brothers to lean on.The thing that no one wants to hear is that domestic violence and mental health services are there for you to call and to get on a list but not to access. Most DV programs place a super high priority on people with kids. Which makes sense. But it’s very very frustrating people just handing you a list of services over and over again and having to act super grateful when you know you’re already on the list and there isn’t actually help available. A list isn’t help. A phone line isn’t help.It’s easy to see why older people and single folks get skipped over for the most “in need”. If you’re being threatened with a gun or knife it’s easy to intervene. If you’re “just” getting your head pummeled against a wall, it’s not seen as severe. It’s difficult to navigate getting services and if you’re like me, dealing with the province from a young age, you’re just used to getting let down over and over and over again. And as soon as they hear you’ve been in foster care? They write you off because they know you don’t have the support to get through.After the last incident, I told him I went to the police. He left in the middle of the night back to his hometown. Of course, I was still responsible for the apartment’s total cost. It was an apartment I couldn’t pay for on my own so I took out pay day loans and cash advances, whatever I needed to do to make up for the lost income and just eventually got myself into a giant debtor hole. I resolved to come back to the interior because “it’s cheaper here” as people say. But it wasn’t long before I felt more isolated, I’m struggling for work and housing here too.As a result of my abuse, I have pretty triggering anxiety, lots of fears, and poor self-esteem. I have trouble sleeping. I have on/off eating disorders to try to gain control of my life that worsens in homelessness. My food supply is incredibly inconsistent and mostly peanut butter, crackers, and cookies. I can’t even remember the last time I ate fish. Living in motels or staying at campsites means you have very limited cooking options and food storage options. You get a microwave and a mini fridge at best in a motel. I’ve had my stove and cooler stolen out of my car. I work at a fast food place solely because I know I will be guaranteed to eat something hot and I cram extra lettuce on my sandwich to get something close to a vegetable.The food bank here hands out raw meats and canned goods. My can opener was stolen from my car and how the fuck could I ever prepare a turkey in a motel room?The head trauma also left me with vertigo issues. I have bad hearing in one of my ears also due to being hit there I think. I don’t have an official “condition” just after effects of a brain injury and an emotional/mental health that feels perilous. Unfortunately the jobs available to me are ones that require standing for loooong periods of time- retail and food service. I passed out at the last few jobs I worked at and it’s why I was let go. I’ve had seizures twice. I never ever had seizures or passed out growing up, but here I am an adult. This all started after my 2nd bad concussion. I still work part time, but short shifts because my body hits a wall from the lighting and standing. Oh and our place of work decided it would rather close and operate only a shortened times to ensure that none of my coworkers could get full time hours. (Nobody wants to work….but here are folks begging for it!)In the last year, I’ve lost 2 rooms I was subletting due to houses being sold. I lost another at the end of September, so I’m back to motel living.So how do I get by?Well. I now do survival sex work. I consent so it’s not as if I’m getting raped in the traditional sense. I know I have nothing to offer them in terms of owning a home or getting a downpayment. I’ll always be a burden.I know owning a home will never ever be in the cards for me because I won’t inherit property, I won’t have anyone to give me a loan, I won’t be in a relationship with someone who has that. But I’ve known that for awhile. I’m merely seeking to find a stable affordable rental situation. The most affordable thing I have is an old used barely working tiny car my friends who left for Germany gifted me when they left the country. It’s been my shelter some nights if I can’t afford motels.And speaking of motels…prices have increased. The one I’m in this weekend is mostly homeless families. Not a single visitor, just family upon family. Every time a new place to rent comes up in the area that’s an ‘affordable’ price, it’s met with zillions of comments and replies. It’s a full time job to find housing now in some parts of the country when your budget is what it is. It’s difficult as hell to get housing in small communities. I can’t reiterate enough how many homeless folks there are now in the interior and the problem is worsening daily. I see people suggesting to just move, but where?? I’m already in a podunk town where rent should be cheap, but yet airbnbs are going for for 3k a month like it’s Vancouver, Manhattan, or Aspen.When I was a kid, I thought when I got older I would have the chance to “right” the ship of my life. Lots of teachers and adults in my life assured me that would be the case if I just “made it through school.” I wouldn’t have to be bounced around. I could have stability. But it’s a lie. It isn’t possible without luck and support. And again, I don’t think I’m owed even a permanent home, but just a damn rental guaranteed for a couple years that’s in okay shape.Now stability to me is the relief of getting to stay in the SAME motel room for two weeks straight. Some motels used to be okay with longer term residents, but now given that there is higher demand for motel rooms and visitors are allowed to come in? Ohhhh boy they are cutting people off too. They don’t want to be a long term housing solution.While the fault still lies in my abuser, if I had accessible affordable housing I would have been able to leave him earlier and sooner. I would have probably not moved in with him so quickly in the first place either. We could have maybe gotten a bigger place to not live on top of each other which would have lessened the tensions. Maybe I wouldn’t have been beaten as badly, so I could work two fast food service jobs and afford rent. Maybe I would be smart enough and skilled enough to work from home because I’d have a home. Maybe my birth mother wouldn’t have relied on an abuser either. Maybe I could’ve finished school instead of being overloaded on trying to balance work with it in order to make rent. Maybe I wouldn’t have taken on payday loan debt. Maybe I wouldn’t be sitting here in complete regret, shame, and embarrassment that I do survival sex work for practically nothing and admitting openly here that I trade off letting men use me so I can sleep and shower somewhere. Maybe, maybe, maybe, and what if, what if, what if plays in my brain all night. I don’t know the way “out” of this and is there even one? I’m just trying to get through.When I talk to counsellors, they tell me I should be proud of how far I’ve come and I’m supposed to feel lucky and grateful I’m alive.But honestly and truthfully? Upfront- I’m sorry this is long. My friends in Germany (originally from Canada) forwarded me the billboard pictures and told me about this subreddit. So I’ve been reading now and then. They encouraged me to join and share my personal story and views on why and how housing impacts more than just numbers and graphs and economics. I also apologise for any typing mistakes because I’m typing on a phone. I started writing this back in June and it took some time for me to sit with it.I’m from and now live in rural BC. I grew up in foster care. I was placed in foster care because my single mother struggled finding adequate housing and stayed in an abusive relationship to keep a roof over our heads. The situation was eventually deemed unsafe and I was removed when I was around 3/4 years old. She tried hard to get me back, but ended up taking her own life before I entered Grade 3. I was bounced around to new homes all the time, multiple times in a year. I think my count was 11 schools in total I attended. When I was 14, the family I was placed with showed interest in keeping me. Then I faced mental, physical, and sexual abuse at their hands. I ended up running away several times because I couldn’t last. I only finished high school by the grace of a couple teachers and I got into university. Then I went to Vancouver to attempt university but ultimately I failed because of how little support I had and lots of unresolved trauma.There’s a strong link between foster care and homelessness.There’s also a strong link between foster care and experiencing violent and damaging relationships.These are all impacted by housing and infect our society.There are so many logistical issues that people don’t consider when you’re transitioning from being a ward to being an independent adult. It’s not just getting a mortgage down payment. There’s no Bank of Mom and Dad for me obviously. I will never inherit or have the chance to inherit anything. Nothing. Absolutely not a damn thing.But there’s also no one to co-sign for apartments. If you can’t even get an apartment on your own, you can’t build up a good rental history. I always had to offer up extra on the side because I didn’t have a cosigner to even get a bunk bed to sleep in. I had to take shady sublets and basically illegitimate rental situations to get by. I’ve had the bottom dregs of roommates. I would take ANYTHING over being one of the folks on DTES and sleeping on the ground with rats covering me. I was trying to do everything right and take it on the chin.Not only that, my social network is extremely limited due to constant instability of moving and not having a family to lean on for a social network. I moved around so much, I never got to develop deep friendships. My life has always felt tenuous so even building friendships has been difficult for me. Without a deep social network, without family, it becomes harder to find places to rent and harder to find jobs that pay enough to afford rent. It feels like you are constantly being pulled down into quicksand. There’s no one to call for support and the few friends who I managed to keep were already tired of dealing with someone like me who has you know, problems.In my middish 20s, I started dating this guy and we moved in together pretty quickly so we could save on rent. We rented a studio because that’s all we could afford. At first, it was a relief to not be so temporary and not have to share spaces with so many people and argue over food/dishes/who’s going to clean.The relationship wasn’t great tbh before we moved together, then it soured. We were on top of each other in that small studio space. He became physically violent and where could I run? We didn’t even have a door on the bathroom for me to hide. Just a curtain. I work in real estate. (No I’m not a realtor), I just work for them.Realtors will list a property, and then once they get word that a realtor wants to make an offer on it, they will make it sound as though there are multiple offers on the table. This incite blind bidding. A bidding war. Imagine going to an auction but you have to guess how much everyone else is bidding.One such occasion, someone paid $30,000 over asking with not a single other offer on the table. Subject free! Dangerous.That house will then be used as a comp for other homes in the area. This has skyrocketed properties all over.Another situation is realtors are buying properties from their holding companies and signing the right to transfer. They transfer from one holding company to another. They make up new holding companies for new transactions. I haven’t figured out why they do this yet, but there’s a reason. And it’s shady.Major problem is lack of inventory. “People” are buying homes as holding properties from their holding companies. I would say 90% of the transactions I process are actually being bought by holding companies or corporations.Also, people are selling properties to themselves through shell companies and holding them, sometimes buying up multiple properties in a neighborhood.No government will stop this because politicians are doing it too.
